Suburban Water Heater Repair in Las Vegas

Suburban water heaters use a steel tank and a sacrificial anode rod — which makes them straightforward to service and, in Las Vegas water, genuinely dependent on that anode rod being looked after. We service them at your rig.

What we see most

Won't light on gas — clicks and locks out — a DSI lockout. Igniter, electrode gap, gas pressure or a spider-webbed burner tube
No hot water on electric — element or thermostat, and it's one of the quicker repairs on the list
Relief valve weeping or dripping — sometimes normal thermal expansion, sometimes a failing valve — worth telling apart
Rusty or sulfur-smelling hot water — the anode rod is spent. That rod is doing its job by corroding instead of the tank
Runs hot then quits — the ECO high-limit tripping, which is a symptom of something else rather than the fault itself
Nothing at all after storage — very often insects in the burner tube. Common here, and cheap to put right

The anode rod is the Las Vegas maintenance item

Suburban tanks are porcelain-lined steel and use a sacrificial anode rod — the rod corrodes so the tank doesn't. Aluminum-clad tanks from other manufacturers don't have one, which is why advice from an owner with a different brand often doesn't apply to your rig.

Southern Nevada water is hard and consumes anode rods faster than the manual's interval assumes. A spent rod is a replaceable part; the tank it was protecting is not. If you've never had yours checked, that is the single highest-value thing to look at on this appliance.

Bugs in the burner tube

A rig that sat through the summer and now won't light very often has a burner tube full of insect nest. It is one of the most common no-heat calls we take, it looks alarming, and it is one of the least expensive things that can be wrong.

Worth knowing before you assume the gas valve failed.

Gas side, electric side, or both

Most Suburban units run gas and electric, which is useful diagnostically: if one side works and the other doesn't, the fault is on the side that doesn't, and the cause list gets short fast. Tell us which when you call and we'll arrive with the right parts.

Common questions

How often should the anode rod be replaced?

In this water, more often than the manual suggests. It depends on whether the rig sits on city water year-round or goes out a handful of weekends a year — we'll check the current rod and set an interval from what it actually looks like.

My water heater and furnace both quit. Related?

Often yes, if both are gas — a supply or regulator problem upstream will take out several appliances at once. That's a propane diagnosis rather than two appliance repairs. Propane and LP service →

Is it worth repairing an older water heater?

Usually, yes. Tank integrity is the deciding factor — if the tank is sound, almost everything else on a Suburban is a replaceable part. If it isn't, no repair is worth doing, and we'll tell you that.

Can you do this while the rig is in storage?

Yes. The whole appliance is serviceable through the exterior access door, so we don't need to get inside the coach for most of this work.
